Denver home sales slide year over year in February

The pace of Denver home sales slipped 5.5% year over year to 2,766, according to February’s RE/MAX National Housing Report. Month over month, sales surged 18.8%. 

Home sales in the 52 metro areas surveyed by RE/MAX slid 2.6% year over year but gained 8.4% month over month. 

Nationally, the median-sales price was $423,000, up 3.1% year over year and 0.6% month over month. 

The average close-to-list-price ratio was 99%, the same as in February 2024 and up from 98% in January. The average days on market for homes sold in February was 51, down five days from January and down six days from a year earlier. 

The number of homes for sale in February rose 33.9% year over year and 2.9% month over month. Months’ supply of inventory dipped to 2.7 months from 2.9 months in January but rose from 1.9 months in February 2024. 

“As is typical heading into the spring market, home sales rose in February, and the market appears to be on the right trajectory to grow as we enter the spring selling season,” said RE/MAX Holdings CEO Erik Carlson. “It’s crucial to have abundant inventory for buyers, and we are seeing inventory trend in the right direction.”
