“Fear continued to influence decisions in the Denver Metro real estate market throughout October,” said Amanda Snitker, chair of the DMAR Market Trends Committee and Metro Denver Realtor®. “Sellers fear leaving money on the table, while buyers worry about overpaying or missing a better deal.”
Snitker noted that homes closed at 98.36% of list price, with concessions increasingly part of negotiations.
Luxury sales decline 24% year over year
In the $1 million-plus market, year-to-date closed sales totaled 4,878, compared with 4,890 during the same period last year. Total sales volume reached $8 billion, while median days on market improved to 16 days. Sellers received 98.27% of list price, and the median price per square foot increased 0.53% year over year to $381.
October figures showed a different pace. Closed sales declined 24.05% year over year, while sales volume fell 26.04% to $656 million. Pending sales also decreased.

Detached homes continued to carry the segment, while attached properties, including luxury condos and townhomes, showed signs of softness. Price per square foot for attached properties declined 9.72% year over year, and days on market increased.
“These are the kinds of details that don’t show up in a quick online search or a casual conversation with a friend who sold a house a few years ago,” said Greg Cox, DMAR Market Trends Committee member and Metro Denver Realtor®.
